How to manage pipes during the winter

I am stressed out.
I asked the HVAC tech to come look at the heating issue. He told me that the estimated cost of repair will be around 400 dollars.
I wanted to pull my hair out when I heard that.
I mean, I guess it is not as bad as 4,000 dollars if I needed to repair the AC unit, but 400$ is still a lot of money.
Sigh. Not only am I stressed, I gained almost 7 lbs from Christmas and New Years.
On the bright side, I think I figured out the title of my book. I think I am going to title the book, “22: Diaries of a Clueless Landlord”
This is a fitting title because I am definitely a clueless landlord. I feel slightly embarrassed because even my tenants know more about maintenance than me. One my my tenants had to tell me to keep the water running when the weather is cold, so that the pipes don’t freeze and break. On top of that, I always get anxious when my tenants get mad at me. I think I am just not good with dealing with people. Maybe I am just not fit to be a landlord, but I am stuck being one so I just have to suck it up for now.
